An introduction

A City With Its Own Story

Kannapolis is not a Charlotte neighborhood, and it isn’t simply the northern half of Concord. It is its own incorporated city, with its own council, its own downtown and a history unlike any other place in the region.

That history begins with textiles. In the early twentieth century, James William Cannon built a mill on farmland along the rail line, and a town grew up around it. For generations, Cannon Mills was the employer, the landlord and the civic patron at once — so completely that Kannapolis didn’t incorporate as a city until 1984. When Pillowtex, the mill’s last owner, closed in 2003, thousands of people lost their jobs in a single day.

What came next was deliberate and visible. The former plant site became the North Carolina Research Campus, a public-private center where university programs and companies work on nutrition, agriculture and health. Later, the city bought much of its own downtown and rebuilt it: West Avenue was reshaped around people on foot, public spaces were added, and in 2021 Atrium Health Ballpark opened at the edge of the core as home to the Kannapolis Cannon Ballers.

Those changes are concentrated. Downtown looks very different from a decade ago; many residential streets look much as they always have. That’s part of the city’s character — older mill-era homes and mid-century ranches sit within a short drive of new subdivisions and attached housing, and each comes with its own maintenance, lot and neighborhood realities.

Geography matters here more than most people expect. Kannapolis spans two counties, Cabarrus and Rowan. Depending on the address, a home may be served by Kannapolis City Schools, Cabarrus County Schools or Rowan-Salisbury Schools, and city services, taxes and permit authority all depend on whether the parcel is inside city limits. A Kannapolis mailing address doesn’t settle any of those questions.

This guide is built around that reality. We cover downtown and the ballpark, the research campus and the mill history, parks and everyday life — and we treat housing, construction and design with the same care, starting from the exact address. Where something is proposed rather than complete, we say so. Where we haven’t verified something yet, we leave it out.
